On a former parking lot in Kings Bridge Heights in the Bronx, a 12-story residential structure was designed for low-income family tenants. Each of the 111 apartments, ranging from 3-bedroom to studios, had to adhere to the design guidelines of the Department of Housing Preservation and Development (HPD), and were reviewed several times before they were approved. The site is located on a corner of Villa Avenue and East 204th Street, approximately 130’ away from an elevated train trucks, requiring it to be reviewed by the New York City Transit for structural safety.
The structural system of this building is bearing wall and plank, which at 12 stories pushed the structural limit of the system. The building was designed and submitted to the New York City Department of Buildings in less than 5 months and was approved under self-certification.
